flood from a major storm flooded our home lower level 5' deep about 18 years ago.
no insurance... repairs set us back financially pretty bad. but it wasn't just us... got our whole geographical area.

we finally moved.
found a place with 2 creek beds nearby. both had water. when we finally got the price right the creeks had dried up. and stayed dry for 2 years.
this a.m. the 4' deep creek was full and water was in the yard, getting continually deeper and spreading.
driveway was under 2 ft of water.
carrots and strawberries under water.
i don't think there is threat to house. water is receding as i type this.
but more rain coming soon. ground is saturated..
so ... what if, you couldn't drive away from your remote bug out location, house, condo?
got food?
back up electric? uilities?
heat?
in case of emergency how would you cross the fast flowing creek
what about the elderly or infirm that would need to cross?
communications?

my story.. i knew this was possible when i bought.
the prior owner had slipped and mentioned that it can happen every year or so..
so i asked him what his plan was.
he left me his "waders". they worked good. i need to get waders for wife.
a rope or cable or fencing along tree line would be a good idea.
obtained a high ground clearance machine, (tractor) and brought it to house.
i had moved the truck to opposite side of the creek a week ago, when a storm was announced.
water came up, but stayed in creek bed.
it hasn't been needed, so still prepositioned.
there is one way "out" that doesn't cross a creek, but it is through woods and farm field that i don't own.
i've met owners. trying to get permission to cut rough lane through woods, so i can drive out in emergency.
problem is that if i get lane in woods, and i was leaving because of high rains, the field would be a mud bog.
