    Anyone got a favorite site for stock plans? I see a 3 bay garage in my future, and I need to start getting a plan together. It would be more of a 2-bay, with one end closed in for a "Clean Shop", and an overhead apartment/MIL suite combined. A safe room would be nice, as well as AC for the shop/apartment. There would also be a 3/4 bath setup. I am not quite sure of the difference in cost for stick-built versus cinder block. Obviously, secure storage is a consideration.

    Any ideas?

    here's an idea.
    buy a place with a 28 x 70 metal building (commonly called butler building) in our area
    or build the building.
    layout being. an open bay 3 sided "carport" on one end about 28 feet wide.
    then an enclosed area 42 x 28.
    normal entrance door on both ends of enclosed area.
    overhead roll up door at the end of the enclosed area near the open bay.

    then you can build whatever you want inside the 42 x 28...
    my associate built an apartment. using 24 x 28
    12 x 28 includes a living room area and a kitchen.
    adjacent to the living room are 2 bedrooms. each being 11 x 12 and a full bath - 5 x 10
    from the outside all you see is "butler building"
    one window a/c and a small electric heater solve heating and cooling... very well insulated...
    come by on one of your trips and i'll take you by to see it!
