    the answer... well, i prep for a lot of things and that would include a flood.

    our condo is in a low spot... in the heat of the summer, our carport is cooler than 50 yards away.. that is a good thing!>
    but when it rains a whole lot. the area around the condo gets real wet... it has happened every year we've been here.

    2024 the water was 8 inches deeper than any of the last 10 years. 8 inches means a lot when you are calculating where the water will be on the tractor or truck. this year it was 4" from "possible."
    usually if we think high water is coming, we put the truck across the creek and tractor at the house... you ride through the water to the truck.
    we knew storm was coming, but miscalculated how much water.

    suggestion, go compare 4" from possible compared to your car floorboard, truck suspesion/floorboard and the underbelly of your tractor/atv.

    Sounds like you're obviously aware and well planned.
    I'm gonna be a smart arsh.
    I live a 7700 feet and have had flash floods near me but not close.
    Now for the humor.
    Little mountain town west of me had a civil defense director or what ever they call it now.
    He "was" the son of the mayor.
    Had a poor sense of humor and bad judgement.
    He'd be drunk periodically and use the EAS to announce a tsunami alert.
    That's with their town mostly above 9500 feet.

    Had to laugh at that.
    3rd time daddy kicked him out.
